About the Role

The Zone Manager is a senior operational leader responsible for overseeing all property management activities within a defined geographic zone β€” typically a cluster of estates, apartments, and commercial units across one or more sub-counties. You will manage a team of Property Managers and Field Officers, serve as the escalation point for complex landlord and tenant matters, and be accountable for the zone's portfolio performance.

Key Responsibilities

Manage and coach a team of Property Managers and Field Officers, conducting regular performance reviews and field visits. Monitor and drive key zone metrics: occupancy rates, rent collection efficiency, maintenance turnaround times, and client satisfaction scores. Serve as the primary relationship manager for high-value landlord clients within your zone. Oversee the resolution of escalated tenant disputes, lease renewals, and eviction proceedings in accordance with Kenyan law. Coordinate with the Finance team on rent disbursements, arrears management, and monthly landlord statements. Conduct quarterly portfolio audits and present findings to senior management. Identify opportunities to expand the portfolio within the zone and support business development.

Requirements

  • Degree or Higher Diploma in Real Estate, Property Management, Business Administration, or related field
  • Minimum 4 years of experience in property management, at least 2 in a supervisory role
  • Demonstrated ability to manage a team and deliver portfolio performance targets
  • Strong knowledge of Kenyan landlord-tenant law and property management best practices
  • Valid driving licence and own or access to a vehicle
  • Excellent communication, negotiation, and client relationship management skills

Nice to Have

  • EARB (Estate Agents Registration Board) or ISK (Institution of Surveyors of Kenya) membership
  • Experience using property management software (CHIPS, Prop-X, or similar)
  • Track record of growing a managed property portfolio
